## Question

List down the various components for site preparation, and prepare a typical arrangement of facilities of a building construction project in urban area of Nepal.

## Short answer

Site preparation includes site investigation, permits, clearing, setting out, grading, fencing, temporary access and utilities, temporary buildings, storage, safety, and dewatering. In an urban Nepali plot, facilities are compact: office and store near the gate, mixer and hoist beside the building, labour shed and toilet at the rear, with just-in-time delivery and scaffold nets.

## Answer

#### Components of site preparation
1. Study of the site: survey, soil investigation, drawings, utilities.
2. Legal clearance and permits: building permit, boundary demarcation, neighbours' consent.
3. Clearing: removal of trees, shrubs, old structures, debris and topsoil.
4. Setting out, benchmarks and levelling.
5. Fencing and gates, signboards and security.
6. Temporary access road and drainage.
7. Temporary services: water, electricity, telephone, sanitation.
8. Site office, stores, workshops, labour camp and welfare buildings.
9. Safety arrangements: fire fighting, first aid, barricades, protection of neighbouring buildings.
10. Dewatering and shoring for the excavation, if required.

#### Typical arrangement for an urban site in Nepal
An urban plot is small, so facilities are compact and vertical. The building usually covers most of the plot.

```text
 Road (front)
 +-----[Gate]-------------------+
 | Office/ Security   Cement    |
 | Material unloading  store    |
 |  +-------------------+       |
 |  |    BUILDING       | Mixer |
 |  |                   | Lift  |
 |  +-------------------+       |
 | Bar-bend / carpentry  Water  |
 | Labour shed + toilet (rear)  |
 +------------------------------+
```

- Material delivered just in time because of limited stacking space; sand and aggregate on the road side with permission from the municipality.
- A small office and a locked store near the gate.
- Mixer and hoist or lift near the building with a water tank.
- Labour shed and toilet in the back corner; off-site accommodation if space is not enough.
- Scaffold nets and barricades to protect the road and neighbours.
- Pedestrian-safe gate and a night light, a fire extinguisher and a first-aid box.

The answer's key points as multiple-choice questions, with the correct option and why.

1. Which site preparation step follows clearing trees, debris and topsoil?
   A. Pouring the roof slab
   B. Setting out, benchmarks and levelling
   C. Final painting
   D. Handover
   Answer: B. After clearing, the building lines are set out and benchmarks and levels fixed. (Key point: Clearing and setting out)

2. Which is a legal component of site preparation?
   A. Building permit and boundary demarcation
   B. Concrete mix design
   C. Curing schedule
   D. Rate analysis
   Answer: A. Legal clearance includes building permit, boundary demarcation and neighbours' consent. (Key point: Permits)

3. Why are materials delivered just in time at an urban site?
   A. Stacking space is limited
   B. Cement is cheaper on the day
   C. Workers prefer it
   D. Permits require it
   Answer: A. Urban plots are small and the building covers most of the plot, so little stacking space is available. (Key point: Urban site material handling)

4. What is used to protect the road and neighbours at an urban site?
   A. Open excavation
   B. Scaffold nets and barricades
   C. Piles of sand on the road
   D. Removing the fence
   Answer: B. Scaffold nets, barricades and a pedestrian-safe gate protect the public and neighbours. (Key point: Neighbour protection)
